This is primarily a condo and rental market; single-family detached homes are rare and priced accordingly. Historic district overlays protect the character — and constrain what owners can change.

Capitol Hill suits buyers who want to live car-light in a real city neighborhood — downtown workers, creatives, and anyone who values walkability over square footage. The architecture and the park access are unmatched at these price points, and the central location keeps everything within reach.

Parking is the daily tax here — assume street parking battles unless a deeded spot comes with the unit. Historic conversions can carry heavy HOA dues and special assessments; we read HOA financials and reserve studies before you get attached. Block quality varies more here than almost anywhere in Denver, so we tour with clear eyes. Older building systems and historic-preservation rules both deserve respect in your budget.

This is car-optional Denver at its most real: walk to the Capitol, the parks, the bars and bookshops on Colfax and 13th Avenue. Cheesman and Civic Center parks split the outdoor time.
